Two loan pricing methods exist in Indian lending: the reducing balance method and the flat rate method. Under the reducing balance method, interest is charged only on the outstanding principal remaining after each payment, which means the interest portion of your EMI shrinks every month as the loan balance falls.
Under the flat rate method, interest is calculated on the entire original principal for every month of the tenure, regardless of how much principal you have already repaid. A flat rate of 10 percent per year is not equivalent to a 10 percent reducing balance rate. The effective annual rate on a flat rate loan is approximately 1.8 to 1.9 times the stated flat rate, making a 10 percent flat loan equivalent to roughly 18 percent on a reducing balance basis.
All home loans and most personal loans from scheduled banks in India use the reducing balance method, as mandated by RBI disclosure norms. Certain consumer finance NBFCs and vehicle dealers still quote flat rates in their promotional materials. On a home loan of 50 lakh rupees over 20 years, the difference between an 8.5 percent and a 9 percent interest rate is approximately 1,700 rupees per month in EMI. Over the full tenure, that 0.5 percent difference adds up to over 4 lakh rupees in total interest paid.
Rate sensitivity increases with loan size and tenure. A 1 crore home loan over 30 years at 9 percent generates total interest of approximately 1.67 crore rupees, meaning you pay more than two and a half times the borrowed amount in total. Reducing the rate to 8.5 percent on the same loan saves approximately 10 lakh rupees in total interest.

From FY 2024-25 onward, the new tax regime became the default for all taxpayers in India. A systematic investment plan in a mutual fund is not a guaranteed return instrument. SIP returns depend on the fund category, the market conditions during the investment period, and when the investor exits. Equity mutual funds have historically returned 10 to 14 percent CAGR over 10-year periods in India, but individual years can produce negative returns.
Fixed deposits from scheduled banks are guaranteed instruments. The interest rate is fixed at the time of deposit and does not change regardless of RBI policy movements or market conditions.
